Welcome to edgettslodge.com (the “Site”), operated by Edgetts Lodge (“we,” “us,” or “our”). By using the Site, you agree to these terms. If you do not agree, please do not use the Site.

The Site is informational

The Site describes the lodge and lets you send us a booking inquiry. Submitting an inquiry does not create a reservation, and nothing on the Site is an offer that binds us until we confirm your dates and receive your deposit. Rates, availability, amenities, photos, and policies shown on the Site are provided in good faith but may change or contain errors; the terms of your rental agreement with us control over anything shown here.

Bookings, deposits, and payments

• Reservations are made directly with the owner, not through this website.
• A deposit is required to hold dates, with the balance due before arrival, as agreed with the owner at the time of booking.
• Published rates are subject to applicable Michigan taxes.
• Cancellation and refund terms are set out in your rental agreement or booking correspondence with the owner.

Guest responsibilities and assumption of risk

The lodge sits on 38 wooded acres on the Pine River. Stays here involve inherently outdoor conditions, including the river itself, riverbanks, docks, stairs, uneven and wooded terrain, fire pits, a sauna, watercraft, and Michigan weather. To the fullest extent permitted by law, guests and their invitees use the property, the river, and any equipment made available (including kayaks and life jackets) at their own risk, and are responsible for supervising children at all times. Swimming, paddling, and fishing are undertaken at your own judgment; no lifeguard is on duty. Your rental agreement may contain additional safety rules and waivers, which control during your stay.

Limitation of liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the Site, and our total liability arising from the Site is limited to $100. Nothing in these terms limits liability that cannot be limited under applicable law. This section concerns the website; liability relating to a stay at the lodge is addressed in your rental agreement.

Accuracy of availability

The availability calendar is kept up to date on a best-effort basis, including dates synced from third-party listing platforms, but it is not a guarantee. Dates are only confirmed by the owner directly.

Intellectual property

The Site’s text, photographs, logo, and design are owned by or licensed to Edgetts Lodge. You may not copy or reuse them for commercial purposes without our written permission.

Third-party links and embeds

The Site links to third-party platforms (such as Facebook, Instagram, and YouTube) and embeds a Google Map. We are not responsible for third-party sites or their content and policies.

Acceptable use

You agree not to misuse the Site, including submitting false inquiries, scraping content, attempting to disrupt the Site, or using it for unlawful purposes.

Governing law

These terms are governed by the laws of the State of Michigan, without regard to conflict-of-law rules. Any dispute arising from the Site will be brought in the state or federal courts located in Michigan.

Changes

We may update these terms from time to time by posting the revised version here with a new “last updated” date. Continued use of the Site after changes means you accept them.
